$60K is WAY too much money for all that. I'd say cut that amount in half.

Is the thought with folks that 60K is too much because the seller has overvalued what he has and it just isn't worth that much or that if you bought the lot to sell piece by piece, there isn't much profit to be made for the time and effort?

It will cost $60k to move it all to the warm south and put it in a warehouse (assuming he will only have a modular in a subdivision in Lee County). Thus the price tag. Simple economics. :)
